Activity at 901 C and 905 Lambson Lane in 200,000 square foot business complex

Lee & Associates of Eastern Pennsylvania has completed approximately 82,000 square feet of leasing activity at 901 C and 905 Lambson Road in the New Castle section of Delaware, bringing the portfolio to 100% occupancy. The two assets are part of a three-building business complex containing approximately 200,000 square feet of warehouse/industrial space that is owned by S. C. Herman & Associates. Eric Zahniser, Vice President of Lee & Associates of Eastern Pennsylvania, brokered a 40,000 square foot lease with an electronic bicycle company in 901 C Lambson Lane, representing both the landlord and the tenant. Zahniser also represented the landlord to lease 41,627 square feet to a third-party logistics company in 905 Lambson Lane, with Nick Adams of Jackson Cross Partners representing the tenant.

The electronic bicycle company will occupy space within 901 C Lambson Lane, a 40,000 square foot single-story warehouse/industrial building equipped with 26-foot ceiling heights, seven loading docks and twodrive-in doors. The company will establish a new east coast operation at this site.

The third-party logistics company leased space within 905 Lambson Lane, a 77,600 square foot single-story warehouse/Industrial building featuring 24-foot ceiling heights, seven loading docks and one drive-in door. The lease represents an expansion of the company’s presence in the greater Wilmington metropolitan region.

The business complex is less than three miles from the Port of Wilmington, four miles from Interstate 95, and approximately 30 miles from Philadelphia. According to Zahniser, the vacancy rate for functional Class B warehouse/industrial space in New Castle County is less than 1%.
