Marcus & Millichap (NYSE: MMI), has announced the sale of 297 Care Street, a 28,075 sf. flex property located in the Colonial Park neighborhood of Harrisburg, PA. According to Sean Beuche, Regional Manager of the firm’s Philadelphia office, the asset was sold for $1,000,000 ($35.62 psf.). The building was sold vacant and will be occupied by the new owner.

Craig Dunkle, investment specialist in Marcus & Millichap’s Philadelphia office, had the exclusive listing to market the property on behalf of the seller, a Harrisburg based limited liability company. The buyer, also a Harrisburg base limited liability company, was secured and represented by NAI-CIR.

“The local landscape has changed due to the COVID-19 pandemic, but persistence and creativity is how we were able to reach an agreement on this flex property” says Dunkle, “the broker’s worked hand in hand with both the buyer and ownership to find an outcome that was a win-win.”

The flex building has been kept in good shape and was recently vacated by multiple tenants, but it was being sold as a value-add opportunity for an owner-user to have the opportunity to make it suit their own needs. The two-floor property was largely used as office space but offers an abundance of storage and warehouse space and is located just one block from US-22.
