Buccini / Pollin has sold 705 General Washington Ave. in the Valley Forge Business Center to a private investor for $3.325 million. The flex building measures over 52,000 square feet and was 70% occupied by six tenants at the time of the sale.

The sale was brokered by Adam Gillespie, an investment real estate broker with Avison Young.

“This building was heavily pursued by investors because of the growing rental demand spilling over from the neighboring King of Prussia market,” Gillespie said. “This flex market currently has a vacancy rate of less than 5%, which has been halved in the last two years.”

The buyer plans to renovate the parking lot, roof and mechanical systems.
