Marcus & Millichap (NYSE: MMI), a leading commercial real estate investment services firm with offices throughout the United States and Canada, has announced the sale 100 N. Cameron Street, a 73,289-square-foot office property located in Harrisburg, Pa. The asset sold for $4,650,000.
Craig Dunkle, senior associate, and Mark O'Shea, associate, in Marcus & Millichap’s Philadelphia office, had the exclusive listing to market the property on behalf of the seller, Brickbox Enterprises LTD. The buyer, Halzlucha, LLC, was secured and represented by Dunkle as well.
“Brickbox Enterprises LTD had owned the property since 2006 and wanted to sell to further their investments into other assets through individual 1031 exchanges,” said Dunkle. “Both parties are involved in a 1031 exchange.”
The four-story, brick & masonry office building is located on the corner of Cameron & Walnut Street in Harrisburg, Pa. The property was constructed with 8 to 12-inch-thick concrete blocks and is well known as one of the first fireproof buildings in the city of Harrisburg. The building was completely gutted and renovated with windows and HVAC in the 1990's. In the late 2000's additional renovations were completed and a new roof was installed roughly seven years ago with a 15-year roof warranty. New interior space fit-outs have been completed in the most recent years for many of the current tenants. The building has a diverse tenant-mix of local, state, and national community-based service nonprofit organizations.
