The property sold for $3,400,000.
Craig Dunkle, senior associate in Marcus & Millichap’s Philadelphia office, had the exclusive listing to market the property on behalf of the seller, Jerich II, LLC a private investor based in Dauphin County. Dunkle also secured the buyer, Crumil, LLC, a private investor out of York County.
“The property was very well received by local and regional investors,” said Dunkle. “The seller was looking to invest in other commercial real estate opportunities and the buyer wanted to acquire a stabilized investment property with a strong tenant.”
The Merakey office building is located at 4251 Crums Mill Road in Harrisburg, Pa. The property is situated just minutes away from interstate I-81 and interstate I-83 interchange; less than a mile away from the Colonial Park Mall and Route 22 (Jonestown Road), a major retail corridor in North East Harrisburg. Merakey Corporation, a leading developmental, behavioral health, and education non-profit provider, recently signed a new seven-year lease that incorporated a brand new built-to-suit fit out space. There were numerous capital improvements including new tenant fit out, new HVAC, roof, paved parking lot, new exterior, new floorings, new electrical systems, security systems and more.
